Estimates and pricing

How do I get an estimate?

Send an estimate request or call. We confirm a visit with you, assess the surfaces on site, and then provide a written, itemized estimate.

Is there a charge for the estimate visit?

Ask us when we confirm your visit. We state any charge before the visit is arranged, never afterwards.

Why can't you give a firm price over the phone?

Because condition changes the work. Two rooms of the same size can need very different preparation. A firm price given without seeing the surfaces is a guess, and guesses are what lead to change orders.

Are your rates really public?

Yes. Our public selling rates appear on each service page and drive the calculator. They carry a version number so you can see which rate set a figure came from.

Is tax included?

No. Calculator figures and public rates do not include applicable taxes. Your written estimate states how taxes apply to your project.

What are Standard, Moderate and Heavy complexity?

Multipliers that reflect how difficult the work area is: 1.00 for Standard, 1.18 for Moderate and 1.35 for Heavy. Access, height, obstacles, detail and surface wear are what move a project up. We set the level after the site visit; in the calculator you can try each to see its effect.

What is a minimum review notice?

Small projects carry costs that do not shrink with size, such as travel, setup and material minimums. When a scope falls below a review threshold, the calculator tells you it will be priced individually. It does not add anything to your total.

The preliminary calculator

Do I have to give my details to see a result?

No. The calculator runs in your browser and shows the full breakdown without a name, phone number or email address.

How accurate is it?

It applies our public rates exactly to the quantities you enter. Its accuracy therefore depends on your measurements and on conditions it cannot see. It is labeled preliminary because final scope and pricing require a site assessment.

Why is purchased flooring handled separately?

Installation rates cover labor and standard installation materials. Finish products such as flooring, cabinets and doors are separate purchases. If you would like us to buy them for the project, you enter the expected purchase cost and the calculator shows the adjusted amount on its own line.

Can I send my calculation to you?

Yes. The calculator has a button that carries the breakdown into the estimate request form. You can review or remove it before sending.

Scheduling and visits

Does the form book an appointment?

No. It sends a request with your preferred date and time window. We contact you to confirm. A visit is booked only when we have confirmed it with you.

How long will my project take?

It depends on size, the preparation the surfaces need, drying and curing times, and access. We give you a realistic sequence in your estimate. We do not publish fixed turnaround times.

Can I stay in my home during the work?

For most interior work, yes. We sequence rooms so the home stays usable and tell you in advance when an area will be out of use, for example while a floor coating cures.

Do you work in condominiums and gated communities?

Yes. Send us the association's or building's rules on working hours, access, elevators and flooring so we can plan around them. See service areas for what to expect in each county.

Scope, materials and preparation

Who supplies materials?

It is agreed in the written estimate. Installation rates include standard installation materials. Finish products such as flooring, cabinets, doors and baseboard stock are purchased separately unless the estimate explicitly includes them.

What happens if you find a hidden problem?

We stop, show you, explain the options and price any additional work before doing it. Damage behind baseboards and defects under old flooring are the most common examples.

How do you protect my home?

Floors are covered, furniture is moved or wrapped, and doorways are screened where dust is expected. Protection goes down before work starts and comes up after it ends. The work area is tidied at the end of each working day.

Do you offer a warranty?

Warranty terms are not published on this website. Any workmanship terms that apply to your project are written in your estimate, and product warranties come from the manufacturers of the materials used.

Are you licensed and insured?

Ask us for our current license and insurance information when you request an estimate, and verify it independently before hiring any contractor. We do not publish credentials here that you cannot check.

Services

Do you paint exteriors?

No. We paint interior walls, ceilings, trim and doors.

Do you install tile, hardwood or carpet?

No. Our flooring installation service is click-lock luxury vinyl plank. We also remove floating floors and prepare substrates.

Do you do plumbing or electrical work?

No. Where a project needs those trades, for example reconnecting a sink after cabinet installation, they are handled by the appropriate licensed trades.

Which garage floor system should I choose?

It depends on how you use the garage and how much you want the floor to hide. The garage floor coatings page compares the five systems. We make a recommendation after seeing the slab.
