Mid-century homes and terrazzo floors

Many homes in the eastern cities date from the 1950s through the 1970s, and a good number have terrazzo under later carpet, tile or laminate. Terrazzo is hard and usually flat, which makes it a promising base, but it often carries old adhesive, patched cracks and holes from tack strips.

Whether click-lock flooring can go over it depends on the flooring manufacturer's instructions and on what we find once the old covering is up. That is why floor removal and preparation is assessed first and priced as its own item.

Beachfront and Intracoastal high-rises

Condominium towers along the coast run renovation work by the book: a service elevator reserved in advance, a loading area with time limits, protection laid over common-area floors, and paperwork to management before the first day.

Ask your building for its contractor package and send it to us. Elevator bookings and permitted hours set the real length of the working day, so they are part of the schedule we give you.

Low-lying ground and garage slabs

Much of eastern Broward is close to sea level, with canals throughout and a high water table. Ground-floor slabs and garages here deserve a careful look for moisture: dark patches, white mineral deposits, or an earlier coating that has lifted.

Where those signs are present, we recommend moisture mitigation before a coating or moisture-sensitive flooring, and we list it separately.

Planned communities in the west

Coral Springs, Parkland, Weston, Pembroke Pines and Miramar are largely homes from the 1990s onward inside association-governed communities. Common projects are repainting original builder finishes, replacing carpet and tile with plank flooring, refinishing original cabinets and coating the garage.

Two-story plans with open foyers are frequent, so wall height and access are confirmed on site before painting is priced.

Requirements are set by the municipality where the property is located, or by the county for unincorporated areas, and depend on the specific work. Local questions

Can LVP be installed over my terrazzo floor?

Often, but not always. It depends on your flooring manufacturer's instructions, how flat and sound the terrazzo is, and what residue is left after the old covering is removed. We check on site and tell you whether it needs grinding, patching or leveling first.

Do you work in high-rise condominiums?

Yes. Send us the building's contractor rules, including elevator reservations, loading-area times, working hours and any documentation management asks for, before we schedule.

My garage floor paint keeps peeling. Can it be coated?

Peeling usually points to poor surface preparation, moisture, or both. The old paint is removed, the slab is mechanically prepared and checked for moisture, and only then do we recommend a system. Existing-coating removal and any moisture mitigation are separate, itemized lines.
